Small Industrial Leases

Our "easy-in, easy-out" leases mean that businesses don't have to make a long term commitment to lease property, allowing them quickly to respond to changes in what their business needs. The Council has a straightforward, plain-English lease agreement, which enables us to give prospective tenants entry to their new property within 5 working days of receipt of a satisfactory application form.

Burnhouse at Whitburn has our largest number of units and the greatest range of sizes. A block of 8 business starter units and 47 traditional industrial units give space from 29 - 185 sq.m.
We also have both business starter units and traditional industrial space at Armadale Industrial Estate; Mill Road, Linlithgow, and East Mains in Broxburn - where we have a further block of starter units at Kirkhill. In Livingston, where we also have larger industrial property available on longer leases, we have starter units and industrial space at five separate locations.
Bathgate, Blackburn, East Calder and Fauldhouse all have traditional industrial units, while a converted school provides a mixture of space at Stoneyburn. The latest addition to our stock is the West Calder Business Centre - where the conversion of a former health facility has created 17 small business units from 10 sq.m.
