Pre-Application Enquiry (Please be aware that revised fees will come into force on Wednesday 1 April 2026 replacing those below)
Pre-application advice gives customers who anticipate making an application for planning permission to the Council the opportunity to receive feedback on their proposals before making the application.
Fees
Please note that this service carries a fee which reflects the complexity of the proposal.
If you're proposing a Householder application for a house extension or other domestic works, the fee is £90.
If your proposal is for a bigger project the fee will be 50% of the fee payable for a planning application, up to a maximum of:
- £1200 for a small Local Development,
- £2400 for a medium Local Development, or
- £3600 for a Major development

You can work out the fee by visiting the fee table and you can pay the fee online. There is an additional fee if you request a site visit or meeting.
What will be provided?
We will provide you with an assessment of the proposal against the development plan, other relevant policies and material planning considerations. The full merits of a proposal, including the views of statutory consultees and neighbours, can only be assessed through the submission of a planning application. Therefore, the advice we will give is without prejudice to any decision which the council may take on receipt of a planning application.
How to apply?
Complete the online form and make sure you include a location plan and other drawings which give details of your proposal - ideally floor plans, elevations and a site plan, and the appropriate fee. We will aim to get back to you within 20 working days.
