Please note that this service carries a fee which reflects the complexity of the proposal. If you're proposing a Householder application for a house extension or other domestic works, the fee is £90. If your proposal is for a bigger project the fee will be 50% of the fee payable for a planning application, up to a maximum of:
- £1200 for a small Local Development,
- £2400 for a medium Local Development, or
- £3600 for a Major development
Major and Local categories of development are defined by the Government and the definition of small and medium Local Developments can be found in Guide to Pre-Application Enquires. You can work out the fee by visiting the fee table and you can pay the fee online. There is an additional fee if you request a site visit or meeting.
We will provide you with an assessment of the proposal against the development plan, other relevant policies and material planning considerations. The full merits of a proposal, including the views of statutory consultees and neighbours, can only be assessed through the submission of a planning application. Therefore, the advice we will give is without prejudice to any decision which the council may take on receipt of a planning application.
